One Lockleaze celebrates fourth Bristol Property Award win

Goram Homes’ first development One Lockleaze has scooped its fourth Bristol Property Award after winning the Civic & Community Award at the 2025 event held on Friday, 28 November at Ashton Gate.

One Lockleaze, which we’re developing with Vistry, has previously won the Best Residential Development, Deal and Green Initiative categories at these awards. The development beat three other high profile community focused developments to win its latest accolade.

Judges praised One Lockleaze for “setting a new benchmark for people-focused development – delivering high-quality homes, real biodiversity gains, and life-changing opportunities for Bristol residents.”

One Lockleaze: Delivering affordable homes and social value

More than half (55%) of the 268 new homes being delivered at One Lockleaze will be affordable, council-owned homes for social rent and shared ownership – far exceeding Bristol’s 30% policy requirement and directly supporting the city’s housing priorities.

The development has already made a significant contribution to local skills and training. The One Lockleaze Skills Academy, which operated during the main construction phase, provided training for more than 200 young people, helping many take their first steps into the construction industry.

Many of the high-quality, eco-focused homes are now complete with residents beginning to move in. At the heart of the development is a new community park that links the Concorde Way walking and cycling route to Stoke Park, creating a green corridor for people and wildlife.

Stephen Baker, Managing Director of Goram Homes, said: “To see One Lockleaze recognised for a fourth time at these awards is a huge endorsement of what this development stands for. Alongside Vistry, we’ve worked hard to create homes that are thoughtfully designed, sustainable and truly community focused. This award reflects the positive impact the project is already having on local people.”

Cllr Barry Parsons, Chair of the Homes and Housing Delivery Committee, said: “One Lockleaze is setting the standard for future housing in Bristol and directly addressing the city’s urgent housing crisis. It demonstrates how we can deliver high levels of genuinely affordable housing and create places where people feel secure and connected.”
