Development
One Lockleaze

Status: Under Construction
Location: Lockleaze, Bristol
Partner: Vistry Partnerships https://vistrypartnerships.co.uk/
In partnership with Vistry Partnerships we will build 268 new, high quality homes in Lockleaze at Romney House, a brownfield site in north Bristol, of which 55 percent will be affordable housing.
Formerly the location of Lockleaze school, the site bridges Lockleaze and a new development at Cheswick Village to the north. Homes will range from one bed flats all the way up to four bed family houses which will all comply with Nationally Described Space Standards (NDSS). There will be 121 market sale homes and 147 affordable homes made up of a mix of social rent and shared ownership.
If you are interested in registering your interest in the Romney House development or have any questions please email

The site is next to Stoke Park, a Grade II Listed historic parkland and central to development will be a community park located at the heart of the neighbourhood. This park will form a wildlife corridor from Stoke Park through to Concorde Way and help to create a green and leafy Bristol. The project will be a mixed tenure development creating a balanced community and driving the continued transformation of Lockleaze.

Building sustainable communities
Goram Homes always aspires to exceed planning policy in terms of delivery of affordable homes. Across our current programme we have a target of delivering 48% of our homes as affordable homes as outlined in our Business Plan.
Our developments will include homes of different sizes for market sale, social rent and affordable home ownership.
The number of affordable homes and the tenure split shown in the graph reflects our Business Plan and has been estimated based on initial capacity studies and policy requirements. We will update all figures annually, in line with business planning, or when planning has been granted.
