This new development will transform a disused Bristol City Council depot into a thriving neighbourhood of sustainable housing just three miles North of the city centre. It will create a new park for the local community and improve biodiversity on the site by up to 20%. This includes keeping and enhancing as much existing vegetation as possible and creating new habitats across the development.
New sustainable homes
Our plans will transform this derelict brownfield site into a high quality, sustainable development with one- and two-bedroom apartments, and two, three and four-bedroom houses. The apartment blocks will be a maximum of four storeys high.
Good insulation, solar panels and air source heat pumps, and features like green roofs on the apartment blocks will all help make this development as low carbon as possible. These more energy efficient homes can also help keep energy bills lower too.
Sustainable living will be encouraged here, with electric vehicle charging points and cycle connections to the proposed extended Concorde Way cycle route.
Surrounding green spaces
Our landscaping plans will transform this disused depot site into a space to relax and play. We’ll also increase the biodiversity by up 20%,
- A public park sits at the heart of the development: with natural play trails nestled in attractive planting and connected to smaller parks across the site
- Shared community spaces include communal dining tables and furniture
- Allotment-style raised planters could allow residents to grow their own food
- Sensory courtyards create spaces to relax among the fruit trees
- Additional plants will enhance the already biodiverse perimeter of the site, to create a rich wildlife corridor
- Tables, seating, and shelters will be dotted across the site for residents to gather and socialise.

Economic and social benefits for the area
- We will donate £25k to local initiatives, to be led by the local community
- A new public play park and sensory courtyard will benefit new and existing Lockleaze residents
- New residents could generate £1.36 million per year in additional local spending
- The nearby One Lockleaze skills academy will help kickstart careers in construction
