Goram Homes completes first residential development at Dundry View
Goram Homes, Bristol City Council’s housing company, has reached another major milestone with the completion of Dundry View at Hengrove Park.
The development is the company’s first completed residential development and is providing 100% affordable housing for Bristol.
Delivered by Goram Homes in partnership with the council’s Housing Delivery Team, and built by main contractor The Hill Group, the new six-storey development provides 53 high-quality, secure and affordable homes for families in South Bristol.
Dundry View is the latest project to complete in Bristol City Council’s new council homes development programme. The programme has delivered 618 affordable new homes over the last 10 years, with a further 850 homes currently in the future development pipeline.
27 of the new apartments at Dundry View will be council homes for social rent, the lowest cost form of affordable housing and will be allocated to families through the Council’s HomeChoice register. The other 26 apartments will be for Shared Ownership, which is a route to affordable home ownership where residents can progressively buy larger percentage shares of their new home.
Dundry View is located at the gateway to the future Hengrove Park masterplan development, next to Hengrove Leisure Centre, South Bristol Community Hospital and the City of Bristol College. On the ground floor there are five units for future shops, cafes and business and community use.
Councillor Barry Parsons, Chair of the Homes and Housing Delivery Committee, said: “I’m very glad to mark the completion of this fantastic new apartment building which will provide more high-quality affordable housing for the people who need it most.
“Good housing is about much more than bricks and mortar – it’s about people feeling safe and settled. We know that not everyone in Bristol has had fair access to a decent home, that’s something we’re determined to change by working with partners to build more affordable housing across the city.
“Developments like Dundry View show how investing in high‑quality affordable homes, alongside better shared spaces and improved local services, can make a real difference for families and communities in the city.”

Gateway to the wider Hengrove Park masterplan
Dundry View is an early phase of the overall masterplan redevelopment of Hengrove Park that Goram Homes will deliver over the next 10 years. The next phase of 200 homes is due to start on site this summer with the overall programme ultimately creating 1400 new homes, a new enhanced public park and community and sports facilities for the local area.
The apartments are high-quality 1, 2 or 3 bedroom homes with their own private outdoor balconies or terraces, designed in accordance with the overall masterplan and design guidelines for the re-development of Hengrove Park.
The building is highly energy-efficient, meaning potentially lower energy bills for residents, with heating and hot water provided by low-carbon air source heat pumps. There is a private car park for residents’ use at the rear of the building, and three of the apartments are fully wheelchair accessible homes.

The residential development has been funded by Bristol City Council and Homes England. The West of England Combined Authority has funded the associated highways and public realm enhancement works.
