We’ve started home building at Dovercourt Road
We’re celebrating the start of work on 140 new homes at our Dovercourt Road site in Lockleaze with our partner, Vistry Group
The development, known as The Brooklands, will transform a former Bristol City Council highways depot into a new community of sustainable homes.
High levels of insulation, solar panels, air source heat pumps, and green roofs will contribute to making this scheme as low carbon as possible, helping to lower energy bills and support the planet too.
The homes will range from one- and two-bedroom apartments, to two, three and four-bedroom houses. Half will be council-owned affordable housing, for social rent and shared ownership.
Goram Homes is now in contract with development partners to build 660 homes across the city, more than half of which will be affordable housing.
Bristol City Council’s housing company has full planning consent for over 900 homes and expects to be building on six sites by spring / summer 2025.

“It’s fantastic to see diggers on site here at Dovercourt Road. Our plans will create a thriving new neighbourhood here, transforming this derelict piece of brownfield land into a great place to live.
This development forms part of the council’s Lockleaze Regeneration programme, supported by Homes England Housing Infrastructure Funding (HIF), that is on track to deliver 700 new homes in the area by 2026.
HIF has also enabled the delivery of Stoke Park Path in 2022, and improvement works to Muller Road to unlock this scale of new housing delivery.
Cllr Barry Parsons, Chair of Bristol City Council’s Homes and Housing Delivery Committee, said:
“This site is a great example of what Goram Homes was set up to do, working quickly to turn disused council-owned land into much-needed new homes for our city. Half of this development will be council-owned affordable housing, helping to provide solid foundations for local people’s lives.”
A new public park will sit at the heart of this development. Thoughtfully designed planting schemes will improve nature on the site by more than 10%.
The homes are close to Ofsted ‘good’ primary schools, and the newly opened Ashley Down Railway Station.

Vistry Group – which includes Bovis, Countryside and Linden homes – is Britain’s biggest housebuilder. It is working with Goram Homes on One Lockleaze, The Fosseway and The Brooklands in the city.
