Reserved matters consultation

Thank you to everyone who shared their views on our detailed plans for Dovercourt Road. The planned 140 new, sustainable homes and community park aims to transform the disused Bristol City Council depot into a thriving community. The proposed plans  will also improve biodiversity on the site by up to 20%. This includes keeping and enhancing as much existing vegetation as possible and creating new habitats across the development.

We received incredibly useful feedback, which is summarised below, and have now submitted a reserved matters planning application to Bristol City Council. You can see the application on the Bristol City Council website.

Main themes

Parking

Plans include a total of 183 parking spaces. This has been carefully calculated to be convenient for residents and visitors, while ensuring parked vehicles don’t dominate the development. All allocated spaces will have an electric vehicle charging point and all homes will have designated bike storage. Two car club bays have also been provided.

Building heights

The height of the buildings was approved at the outline phase. Two storey buildings are located on the western edge of the development nearest to the properties on Dovercourt Road, to protect the character of the existing residential area. The maximum three and four-storey blocks are located further away and into the middle of the site.

Communal facilities

The development will include play facilities and seating areas that are open to the wider community as well as residents. Following recent consultation feedback, We are also currently looking at introducing some flexible space on the site that could accommodate a pop-up café, for example.

Access and traffic

This was approved at outline planning stage. We know there are concerns  around traffic and congestion on Dovercourt Road and Downend Road, so we worked with Bristol City Council’s Highways team to introduce traffic calming measures and improvements, including speed restrictions and a new pedestrian crossing.

No development can take place before this detail has been agreed with planners, and the development cannot be occupied until these measures are physically in place.

Community benefits

A new public play park will form the heart of the new  development. A sensory courtyard has also been included in the plans – a calm, green space to relax, designed to appeal to as many of the sense as possible.

We estimate there will also be c£1.36 million per year in additional local spending from new residents. And as part of the our partnership with our  development partner, Countryside Partnerships, a donation of £25k will be made to local initiatives. We will work with Lockleaze Neighbourhood trust on this.

Ecology

Plans will create a range of new habitats for wildlife, ensuring the wild animals and birds that visit the site will continue to do so. Our plans will increase biodiversity across the site by 20%.

The perimeter of the site is already very rich in biodiversity, so our plans include strong green edges around the site. A densely vegetated, rich corridor provides an area of focus for wildlife and animals while supporting local ecology, soil and air quality.

This area could also include natural play area, bug hotels and wildlife education points and spaces to relax in nature.
