House building starts at our newest site in Hengrove

Work has begun to transform brownfield land off New Fosseway Road in Hengrove into an intergenerational community of 200 new, sustainable homes.

We’re working with award winning home builder Vistry Group on The Fosseway development, which will transform a former school site off New Fosseway Road, which has been empty for over a decade.

The development will include a mix of one and two-bedroom apartments, plus two, three and four-bedroom houses, and will encourage a sustainable, energy efficient way of living. The homes will feature solar panels and air source heat pumps, alongside electric car charging points.

Half of the 130 homes built in the first phase of the development will be affordable housing, for social rent and shared ownership. The other half will be sold on the open market.

Phase two of the site will be a 70-home extra care facility for older people with care and support needs who wish to maintain their independence with the assurance of on site care. The extra care development will be delivered by one of the council’s Registered Provider partners, and plans for this scheme will be submitted in the coming months.

Cllr Barry Parsons, Chair of Bristol City Council’s Homes and Housing Delivery Committee, said:

“Goram Homes is creating a thriving new community here, with a fantastic balance of homes to suit the city’s needs. Good housing is fundamental to living a happy, healthy and prosperous life, but it’s more than just bricks and mortar. This development will provide nature-rich spaces to relax and play, with shared facilities to bring multiple generations together.

“The number of homes being built for social rent and shared ownership is critical too, and highlights Goram Homes’ key role in supporting the city’s plans to continue to deliver much needed affordable housing and realise our vision for Bristol.”

Christiana Makariou, Development Director at Goram Homes, said:

“We’re incredibly proud of this development, which will transform empty brownfield land into much needed new homes for people young and old.

“We’ve worked alongside the local community for the last couple of years to create a scheme that is sensitive to the surrounding area. Nature-rich play spaces will be open to the public, and the development will provide a walking route from New Fosseway Road to Petherton Road, providing a green and safe alternative to the Wells Road.”

Goram Homes is now in contract with development partners to build around 600 homes across the city, more than half of which will be for affordable housing.

Bristol City Council’s housing company has full planning consent for over 900 homes and expects to be building on six sites by the end of the year.

This includes Phase 1 of Hengrove Park, a 1,435 home development to be built on the former Whitchurch airfield.

Councillor Andrew Brown, ward councillor for Hengrove and Whitchurch, said:

“It’s great to celebrate new homes being built especially as high levels of affordable housing are so urgently needed to address our city’s housing challenges. The planned extra care housing will also make a significant contribution to the needs of the local community.

“The Fosseway development will open up and transform this derelict site, bringing it to life. As a local councillor I will continue to liaise with local residents, Goram Homes, and Vistry during the construction period.”
