Our landmark Hengrove Park development will create a new community of 1435 high quality, thoughtfully designed new homes for south Bristol. Each home will have high environmental standards, helping lower energy bills for residents. And an on-site energy centre will provide each household with low carbon heating and hot water too.
At the centre will be a high quality public park. We’ll retain and improve 22 hectares of parkland, that’s around 30 football pitches, and we’ll link it to local habitats like the Hengrove Mounds. This will both improve the ecology of the area and better connect Hengrove Park to other well-loved local spaces.
Plans include a new community centre, sports pavilion, Scout hut, commercial and office space, education space and more.
About Phase 1
We’re building this new community at Hengrove Park in phases and will engage with the local community at every stage.
We will begin work on site in summer 2026 for Phase 1, which includes:
– 209 homes to the East of South Bristol Community Hospital
– Improved parkland to the West of the St Giles Estate
– A new energy centre to provide homes with low carbon heating and hot water
New homes will range from one-bedroom apartments to four-bedroom houses.
Phase One will extend to over 350 homes in total once further detailed planning consent is achieved.
The park will define the quality and character of the whole development. From sociable spaces and picnic areas to play facilities for young people, our plans bring the community together in comfortable and inviting spaces.

About Dundry View
Work is underway to create Dundry View (formerly known as The Bookends).
These two striking buildings, which will sit either side of Hengrove Boulevard, will create 53 affordable homes for social rent and shared ownership as well as commercial and community space.
These striking symmetrical buildings, being built by The Hill Group, are designed to provide an impressive gateway into Hengrove Park.
Building sustainable communities
Goram Homes always aspires to exceed planning policy in terms of delivery of affordable homes.
Our developments will include homes of different sizes for market sale, social rent and affordable home ownership. The number of affordable homes and the tenure split shown in the graph reflects the outline planning agreement and goes above policy requirements.
To find out more about affordable homes and tenures have a look at our FAQs.
*The tenure split for any additional affordable homes we deliver will vary for each site and will depend on the viability of the development, the availability of funding and the Registered Provider buying the homes from Goram Homes.
