Developments
We work in partnership to build homes and spaces that create communities where people can thrive.
Our pipeline has increased by more than 100 homes since the 2022-23 business plan and this year a further two sites received outline planning approval: Dovercourt Road and New Fosseway Road.
We also started construction on two of our key sites: One Lockleaze and Hengrove Park Phase 1: The Bookends.

Affordable housing
There are thousands of people on the housing waiting list, in need of a safe and secure home. This is why around half of the 3,112 homes in our pipeline will be affordable housing.
This meets a direct need to build more council housing or social rented homes, and more homes for shared ownership.
All our developments will have a mix of affordable and homes for outright sale, creating mixed communities where people can thrive. Find out more about what we mean by affordable housing on the Bristol City Council website.
Meeting housing need
We work in partnership with Bristol City Council to address specific housing needs in the areas we build.
- Outline plans approved for our New Fosseway Road site in Hengrove and Whitchurch include 70 extra care homes to help older people stay in their community for longer.
- This year, we started construction on the Hengrove Bookends, two buildings that form the first stage of our Hengrove Park development. This will create 53 one and two bedroom apartments for people on the council housing waiting list.
