We made significant progress in 2022/23 and we’re proud to highlight our achievements in this annual report.
Introduction from the Chair

It has been a year of great progress at Goram Homes. We started construction at two of our development sites, completed the award-winning Castle Park Energy Centre, and secured planning permission for hundreds more homes across the city.
As Bristol City Council’s housing company, we are accelerating the number of homes being built in the city, adding to the 11,000 that have been developed in Bristol since 2016. We’ll build more than 3,100 homes over the coming years – 1,435 of which will be at Hengrove Park, the largest development in Bristol this century. Half of our pipeline of new homes will be affordable, helping to tackle the housing crisis.
2022 was not without its challenges; with rising cost of materials and interest rates requiring careful planning with our partners. In some cases, this prudent approach meant a pause or change in building programmes. As a result, we are reporting improved figures against our business plan.
One Lockleaze is a brilliant example of how we do things differently: eco-focussed homes, more than half of which are affordable; high quality park spaces; and an onsite skills academy to train the next generation of house builders. I’m exceptionally proud to see our first homes being completed here and look forward to creating communities Bristol can be proud of.
2022-23 key achievements:
- Started building 268 homes at One Lockleaze
- Created the One Lockleaze Skills Academy
- Begun construction on phase one of Hengrove Park
- Partnered with Countryside Partnerships on Hengrove Park masterplan – more than 1,400 homes and community facilities
- Completed the award-winning Castle Park Energy Centre.
- Launched three design competitions in partnership with local communities
- Outline planning consent for Dovercourt Road & New Fosseway Road
- Added two new sites, which gives us a pipeline of 3,112 homes for Bristol
